A Sundance home base in South Boulder. This sun-drenched, single-level ranch home features a dedicated office and an infrared sauna, set in a quiet neighborhood within walking distance of the CU and Chautauqua festival venues, including Chautauqua Auditorium, Muenzinger, Macky, Roe Green Theatre, and Old Main. A bus stop at the end of the block reaches downtown in about 10 minutes. The cozy layout suits a small team or production group with four+ parking spaces on site.

The dedicated office features a long butcher-block desk, large external monitor, all-in-one printer, ergonomic chair, and 1 Gbps Wi-Fi. It’s set up for uploading dailies, taking press calls, reviewing cuts, or closing a deal between screenings.

Three bedrooms are arranged as two queen beds and a small futon, plus an optional airbed in the common area. Two bathrooms serve the home, one with a glass-enclosed shower and one with a tub-shower combination. The home is non-toxic, free of heavy scents and harsh chemicals, with an air purifier in the main living area.

After a cold January day of back-to-back screenings, the infrared sauna offers a place to thaw out and reset. Large windows look out over the yard, making it a rare perk during festival week.

The recently expanded kitchen is fully stocked for team breakfasts and late-night meals, with a gas range, French-door fridge, dishwasher, coffee maker, and kettle. Washer and dryer on site. The covered back patio has a dining table that seats 8 to 10, an L-shaped sectional, string lights, and a gas grill, all behind a tall privacy fence. It’s ideal for a quiet debrief or a small gathering away from the crowds.

For a break from the theater, the Mesa Trail is right across the street for a winter hike, and downtown is a short drive or bus ride away.
