Homeowner Guide

Your home is ready for the Sundance Film Festival.

Renting your primary residence feels like a big step. This guide walks you through exactly what it looks like, from preparing your home to receiving payment, so you can make a confident, informed decision.

The Marquee Difference

Only Vetted and Approved Guests Stay in Your Home

The biggest concern most homeowners have is simple: who is going to be in my house? That's a completely reasonable question, and it's exactly what Marquee Stays is built around.

We don't allow anyone to book your home. Most guests are a verified corporate entities such as studios, streaming platforms, production companies, or major brands attending for professional purposes. These aren't vacationers. They're organizations with reputations, legal teams, and a vested interest in treating your property well.

You see exactly who is requesting your home, what they plan to use it for, and when before you agree to anything. You can say no. You're in control at every step.

Common Concerns, Answered

What if something gets damaged?

Corporate clients are required to carry liability coverage, and Marquee coordinates a damage deposit. Every booking is also covered by Marquee's $1M damage protection. In the event of damage, we manage the claims process on your behalf.

Will strangers be going through my things?

You control exactly which spaces guests have access to. Bedrooms you want off-limits can be locked. Storage areas can be secured. Most homeowners set aside a small storage space for personal items and lock it. Guests respect this completely.

What about my neighbors?

Our guests are here for professional purposes, not parties. They're typically using the home for meetings, production prep, and hospitality—not loud events. Noise and nuisance clauses are explicit in every contract.

Is one Sundance Film Festival rental really worth it?

Boulder homeowners have earned between $15,000 and $60,000+ for a single Sundance Film Festival engagement. For many, it covers months of mortgage payments. The festival runs roughly 10 days, and corporate clients pay premium rates.

Getting Ready

Preparing Your Home

Label Off-Limits Items

We provide you stickers so you can mark items that are cannot be locked as off-limits. This works well for cabinets, drawers, closets, equipment, electronics, or other items.

Secure Personal Items

Lock away anything irreplaceable: jewelry, personal documents, heirlooms, medications. A standard lockable closet or storage room works perfectly. Guests have no need to access these areas and won't attempt to.

Lock Off Private Spaces

You can designate rooms as off-limits. A simple keyed doorknob works fine. Most homeowners lock one room as personal storage and leave the rest fully available. Guests appreciate clear boundaries upfront.

Deep Clean Before Departure

Marquee coordinates a professional deep clean before the guests arrive. We recommend you also do a thorough walkthrough beforehand to document the home's condition with photos to protect both you and the guest.

Linens & Towels

We provide fresh bedding for every bed, and a generous supply of towels. Guests don't sleep on or bath with your personal linens.

Your Fridge & Pantry

Empty the fridge of anything perishable or personal. Only leave behind items you're willing to share. Your pantry can be largely left as-is; just remove anything you don't want used. A labeled shelf or cabinet for “guest use” removes ambiguity.

Leave a Home Guide

A simple one-page document goes a long way: WiFi password, how to operate the thermostat and appliances, trash pickup day, parking instructions, and any quirks about the home. Marquee provides a template.

Guest Arrival

Check-In, Handled

You don't need to be present for check-in. Marquee's concierge team coordinates access, whether that's a lockbox code, a smart lock, or a key handoff.

You'll receive a notification when guests check in. After that, all communication flows through Marquee. You won't be fielding calls about the WiFi password at 11pm.

Protection

Damage Protection

Every booking on Marquee Stays is covered by our $1,000,000 damage protection, which protects both homeowners and guests. This coverage is provided by Marquee at no additional cost to you and applies for the duration of each booking.

Your standard homeowner's insurance policy also remains in place throughout the rental. We strongly recommend notifying your insurer that you are renting the property commercially, as some policies have clauses that require this disclosure.

In the rare event of damage, here's the process: you document it with photos immediately after checkout, report it to Marquee within 24 hours, and we begin the process of working through your damage claim. You are never left navigating this alone.

A Note on Track Record

Corporate clients have every incentive to treat your property well. Their company reputation is on the line, they have signed a binding contract, and they want future access to premium properties. Damage incidents among vetted corporate guests are rare and when they occur, they are resolved professionally and promptly.
